Creative Leasing Solutions Fill Former Grocery Store in Gentilly (NOLA)

Challenges:

Patient Plus, a growing urgent care operator in South Louisiana, enlisted Justin Langlois and Carly Plotkin to identify locations in New Orleans. The urgent care set its sights on a building in Gentilly, a suburb in New Orleans. The subject property was formerly a grocery store consisting of 6,200 sq. ft., however, Patient Plus only required 3,000 sq. ft. +/-. The challenge was how to lease the entire building when Patient Plus only needed about half the space, while keeping the deal attractive and feasible for the medical tenant and the landlord.

Actions:

Because Carly Plotkin had this building listed for the landlord, she was fielding interest from prospective tenants. Carly worked closely with Justin Langlois to not only negotiate the primary lease, but also to proactively identify and secure a complementary subtenant for the excess space. Together, they structured a sublease with Credit Human for the remaining square footage. This required careful coordination to ensure that lease terms, use restrictions, and timing aligned among all three parties (landlord, Patient Plus, and a credit union), while maintaining momentum to finalize the Patient Plus lease without delay.

Results:

Within a few months, Carly and Justin successfully secured a credit union as a subtenant, allowing the full 6,200 sq. ft. building to be leased without any significant downtime. The landlord achieved full occupancy, Patient Plus was able to occupy a properly sized urgent care space in a strategic New Orleans location, and the credit union added a new branch location in an emerging retail corridor. The result was a true win-win-win scenario for all parties involved.
