Built to Last: Guiding a First-Time Retail Developer to Full Occupancy

Challenges:

When I first met the developer behind the Airline Highway Retail Center, there was no building—just a vacant tract of land and a vision. This was her first ground-up multi-tenant retail project. She was a seasoned and super successful business owner but new to retail development, and she knew this would require a different playbook. The challenge wasn’t just leasing space—it was creating a long-term, income-producing asset with smart design, efficient operations, minimal landlord responsibilities, and well-structured leases. It had to be done right the first time.

Actions:

Brought in through a trusted architect partner, I worked side-by-side with the developer and her team from day one. We tackled every detail together:

  • Building layout, access, lighting, and parking logistics
  • Rear access and service corridors (a commonly botched component in retail centers)
  • Dumpster placement that wouldn’t become tenant warfare later
  • Early budgeting for CAM, insurance, and property taxes
  • A rock-solid NNN lease agreement I’ve refined over many deals and legal teams

While the lease-up took longer than we originally hoped, we stuck to the plan and adjusted as needed. I ultimately secured six tenants and brought the center to 100% occupancy.

Results:

The Airline Highway Retail Center is now a fully leased, beautifully executed retail property. But more importantly—it’s positioned for long-term success. This wasn’t just about signing leases. It was about shaping a high-functioning asset that will serve the owner for years to come.

The developer, a strong-minded and sharp-as-nails businesswoman, was new to retail but brought the kind of clarity, grit, and collaboration that made this one of the most enjoyable projects of my career. She leaned on me when she needed answers, and I did the same with her. We relied on each other—and it worked.
