Challenges:
The property at 301 Benton Road was originally positioned as a single-tenant investment offering with a long-term national credit tenant. When that tenant elected to vacate early and buy out its lease, the deal thesis changed overnight.
Despite the building being Class A, recently renovated, and well-located, the vacancy created a major headwind. The pool of traditional office investors shrank, and it took several months to identify the right buyer willing to see the long-term value of the asset. The challenge was no longer just selling real estate—it was redefining the property’s highest and best use in a shifting office market.
Actions:
Working as a true co-listing team, Aimee Grant, Maegan Cole, and Justin Langlois reassessed the strategy and pivoted from an investment sale to an owner-user opportunity.
We repositioned the building to highlight:
Rather than forcing the property into an outdated box, we expanded outreach to public-sector and institutional owner-users, patiently educating the market and maintaining consistent communication with stakeholders over a multi-year period.
Results:
That persistence paid off. The City of Bossier City emerged as the ultimate buyer, acquiring the property for $3,375,000. The city plans to repurpose the facility for senior services, giving the building a meaningful second chapter while securing a long-term, stable use aligned with community needs.
The transaction successfully transitioned a challenging vacancy into a win for the seller, the buyer, and the community.
