In the highly desirable Bluebonnet/Jefferson garden office corridor, the last remaining pad site at Mercantile Office Park came with unique challenges. Due to rising construction costs, speculative development was not viable — this deal required identifying either an end user or a developer willing to execute a build-to-suit for a strong tenant. Meanwhile, the seller, aware of the site’s rarity, was firm on his price for the pad site.
Actions:
Justin Langlois represented the seller of the pad site while simultaneously working with a developer interested in building a medical office. Langlois helped secure two tenants, negotiated build-to-suit terms between the developer and tenant, and helped align all stakeholders — connecting the developer to the office park’s architect of record, a general contractor, and key subcontractors. This hands-on approach ensured the developer had the confidence and resources to move forward.
Results:
The pad site sold for a near record amount and will soon be home to a state-of-the-art medical office focused on women’s wellness. Two medical professional groups will occupy the building, bringing new life and long-term value to Mercantile Office Park — one of the most architecturally distinctive and sought-after office parks in South Louisiana.
