Challenge
When Justin Langlois, CCIM and Seth Citron at Stirling were tasked with selling a tract of vacant land in Jennings, Louisiana, they faced several challenges. First, finding the right buyer for a large tract of land in a relatively rural area was a daunting task. Second, demonstrating the value of the land to potential buyers was difficult. Lastly, the property was restricted from the use of a truck stop and/or gas station, limiting the pool of potential buyers.
Action
To overcome these challenges, the team took several action items. First, Langlois and Citron conducted a comprehensive market analysis to identify potential buyers and their needs. Second, the team created a targeted marketing campaign that emphasized the unique features of the land, including its location, visibility, and potential for development. Third, Justin and Seth worked closely with the seller to negotiate a fair price and ensure a smooth closing process. Fourth, the team conducted extensive research to identify alternative potential buyers who could utilize the property within the given restriction.
Result
Despite the challenges, Langlois and Citron were able to achieve success.
