It's no secret that investment sales are down right now, and I describe this phase as the "harvest phase". Landlords are comfortable with their investments and they'd rather hold their properties and harvest the profits – there's no motivation to sell.
We'll see this begin to change as leases expire or capital improvements are needed, but for now keep harvesting!
